Real Estate Facilities Engineering Professional

Location: Hong Kong

Understand business requirement and work with user on SOR for lease Engage RE consultant, review options in the market and short-list for further review and negotiationWork with DCO and RE consultant on SOW and RFP package for data centre requestEvaluate selected building facilities and conduct due diligence checkCoordinate with I HS, Security, ESA, DCO and FM Global for site assessment. Follow up all comments until closureEvaluate lease options with financial details and site assessment comments from relevant parties. Provide recommendation for management considerationPrepare business case, walk through with management team, and get all necessary approvalsWork with RE consultant to negotiate with landlord on space and lease requirementsFinalize lease by consulting legal and business unit. Comply with all business processes and complete all reports such as PCR, project tracker..etc

Understand business requirement and work with user on SOR for fitupEstimate fitup budget according to user requirement. Involve D&C vendors/ QS if necessaryWork out high level proposal including test fit, layout, equipment details, E&M calculation for E&CS review and approval Establish project plan. Take lead to control all project phases, including planning, design, procurement, construction, acceptance/operations, occupancy, and project closeout.Comply with all business processes including but not limited to invoice verification, commitment of funds, Letters of Authorization and project close-out. Resolve any issues in a timely fashion.Establish project budget control, schedule & milestones monitoring, manage all change requestsManage construction contract and ensure that the construction contractor is complying with appropriate design drawings and specifications, contractor guide, environmental and safety requirements  Work with E&CS, Site Operations, A/E, Construction contractor and commissioning agent to establish a comprehensive commissioning planComply with all business processes and complete all reports such as PCR, project tracker, Managepath..etc

Monitor office usage efficiency by studying the mobile ratio and vacant rate for different sitesReview space utilization study for all leased sitesExplore occupancy cost saving opportunities so as to develop long term and short term office and data centre strategyUpdate Tririga and provide site information to real estate consultant for updating their databasePrepare headcount report by working with HR, Procurement and BU focal

Monitor monthly spending and manage within given annual budgetProvide monthly forecast and track the expensesSubmit required forms/ files/ FCP to FA and AP RESO Update lease tracker, cash deposit & bank guarantee log and work out quarterly reconciliationEnsure proper tracking of expenses under correct charging codes and highlight exposure to managementWork out occupancy costs allocation table and seek CFO's approval

Update lease profile databases and timely provide site information to our real estate consultant for updating their databasePost latest spending reports and other control reports on local databaseReview and update local processes for real estate activities (ensure consistency throughout Greater China Group)Act as audit focal point for countryComply with CHQ / AP / local guidelines in related areas

Support ISO 14001 EMS and energy conservation by participating in Green Team and internal audit
